D and E provided full site design services and shell architecture for this Chipotle in Hendersonville, TN.

The civil work in this location posed unique challenges to convert what was one site into two, while still maintaining vehicle and pedestrian access and circulation throughout. Our civil team had to creatively engineer the patio and drive-thru layouts in order to make the development work. We were glad to have found a way to efficiently re-use what we could while replacing what we needed to.

Here’s a look into an integral part of our Due Diligence stage: performing as-built surveys of our projects. For existing buildings, this step is key to identifying the existing conditions, dimensions, and potential issues with a space. Our team creates a report and as-built drawing that will be used for the design and to aid the client in understanding the required updates for the project. In addition, our team meets the client and property manager in person to start the coordination process and identify solutions as early as possible. We are thankful for the expertise and diligent preparation of our team, as it paves the way for our design process to be as streamlined and successful as possible.⁣

Our team has been working hard internally to refine our 3D modeling and renderings over the past few months. We are thrilled to present our clients with photorealistic imagery and animations of the space to accurately represent the design and finished product. The feedback from these virtual tours has been overwhelmingly positive and we are excited to use this tool to enhance our client’s experience through the design process.

Service Spotlight: Preliminary Site Investigation

One of the key services that D and E offers to our clients is the Preliminary Site Investigation, which is an essential part of the preliminary design process and due diligence phase.  Our professional staff visits the site and meets with local building code, planning, zoning, fire, health and other department officials to determine the exact requirements for development of the project.  The information is incorporated into a written site investigation report, which includes requirements specific to the site, utility information, projected permit schedules, and expected fees, as well as a preliminary site plan based on the findings.  

We have found this tool to be invaluable, ensuring that our client is informed and aware about the project schedule and potential costs in order to minimize the potential for major unexpected setbacks further into the process.   The report and findings are also extremely beneficial during the design phase, reducing design time and potential delays due to lack of information.
